Buckeye’s growth is getting a very visible upgrade at Verrado Way and I-10, where Verrado Marketplace is bringing shopping, dining, entertainment and community space to one of the West Valley’s fastest-moving corridors.
The new 500,000-square-foot shopping, dining and lifestyle destination from Vestar is beginning its first wave of openings, bringing Target, Marshalls, HomeGoods, Ulta Beauty and more to one of the area’s most closely watched corners.
For Buckeye, this is not just another retail center. It is a highly visible marker of the city’s momentum, with national retailers, restaurants, services, entertainment and public gathering spaces built into one major development.
The opening lineup starts with Buckle on May 13, followed by Ulta Beauty on May 15. Target opens May 17, the same day as Bath & Body Works. Famous Footwear steps in May 20, with Marshalls and HomeGoods arriving May 21.
“The first wave of tenant openings marks an exciting milestone for Verrado Marketplace and the Buckeye community,” Harrison Cole, leasing and development manager at Vestar, says. “With nationally recognized brands like Target, Marshalls and HomeGoods leading the way, we are bringing high-quality shopping, dining and everyday conveniences to the West Valley. This is just the beginning, and we look forward to welcoming more retailers throughout the year as the center continues to take shape.”
Target gets the anchor spotlight with a ribbon-cutting ceremony at 8 a.m. on May 17. The 148,000-square-foot store at 1355 N. Verrado Way is expected to employ more than 140 team members and will offer everyday essentials, fresh groceries, seasonal merchandise, pickup and delivery services, CVS Pharmacy, Target Optical, Starbucks, a Disney Store and an Apple retail concept.
So yes, Buckeye is getting the full Target universe. Groceries, prescriptions, caffeine, tech, seasonal décor and the classic “I came in for two things” experience.
Marshalls and HomeGoods follow on May 21, bringing fashion, home décor, furniture and treasure-hunt shopping to the mix. Consider this a friendly warning to anyone who thinks they can walk into HomeGoods and leave emotionally or financially unchanged.
More openings are planned over the next several months. Einstein Bros. Bagels, Elite Shutters and Blinds, Great Clips, Pacific Dental Services, NextCare Urgent Care, Paramount Hair and CityVet are expected in June, followed by Ross Dress for Less in mid-July.
When complete, Verrado Marketplace is projected to feature more than 55 retailers, restaurants, services and entertainment concepts. The mix will include national and local brands, chef-driven restaurants and eateries, plus the anticipated Harkins BackLot entertainment experience.
The bigger move is how the center is being built. Verrado Marketplace is not aiming to be a park-and-leave shopping strip. It is designed as a community hub with outdoor gathering spaces, a splash pad, a live performance stage with a large video screen and a half-acre community green surrounded by restaurants including Ohso Brewery, SALT, Shake Shack, Thai Chili and Emersa Speakeasy.
Vestar’s Sip & Stroll program will also be part of the experience, allowing guests 21 and older to enjoy alcoholic beverages in designated common areas. With live music, holiday celebrations and community events planned throughout the year, the center is positioning itself as part retail destination, part neighborhood hangout and part West Valley flex.
The development sits at the entrance to DMB Associates’ 8,800-acre Verrado master-planned community and represents a $275 million total investment. It is projected to generate more than $50 million in tax revenue for the city of Buckeye, contribute an estimated $1.8 billion in economic output over the next 10 years and create more than 1,500 permanent jobs in the West Valley.
That is the real story here. Verrado Marketplace is not just giving Buckeye more places to shop. It is giving one of Arizona’s fastest-growing areas a new center of gravity, with dining, entertainment, services and public space built into the rhythm of daily life.
The West Valley has been expanding. Verrado Marketplace makes that growth impossible to miss.
